Installation

The importance of proper ventilation is highlighted in UK Building Regulations to ensure a safe air flow in businesses across the country and under current legislation, employers in the United Kingdom are required to ensure that all enclosed workplaces are sufficiently ventilated, in order to provide a healthy working environment. AJS offer tailor made installation services, installing units from leading manufacturers which are provided with guarantees and supported by our after sales team who can provide the ongoing maintenance which is a legal requirement: EC Regulation 842/2006.

The installation can be provided for a range of systems – ducted, wall/ceiling mounted and window units. These systems have different advantages and can be used in different applications, our trained and experienced technicians will be able to discuss these options and recommend the most suitable system during the site survey. The unit will vary depending on what is already in place, as well as using the air conditioning calculation to calculate the minimum requirements for the system. Building owners and business managers, whom are operating air conditioning systems have statutory obligations from: Energy Performance of Buildings Directive (EPBD) to ensure that air conditioning inspections are conducted by qualified and accredited air-conditioning inspectors in a timely manner which is why after an installation has been completed an inspection will be carried out to ensure the system is operating correctly.

Servicing/Maintenance

Regular maintenance and servicing of air conditioning systems is extremely important, it guarantees that a HVAC system is operating safely and at optimum efficiency and The Workplace (Health, Safety and Welfare) Regulations 1992 (regulation 5) requires employers to keep mechanical ventilation systems in good working order, carrying out regular checks and repairs. This will help to increase the life expectancy of a system and reduce the risk of breakdown. Failure to produce proof of ongoing servicing will in most cases void most manufacturers warranty terms and conditioning. Section 6 of the ventilation from the Governments Health and Safety Executives HSE states: “Mechanical ventilation systems (including air-conditioning systems) should be regularly and adequately cleaned. They should also be properly tested and maintained to ensure they are kept clean and free from anything which may contaminate the air.” This is further cemented by the F Gas Regulations which stipulates that the most common F gases within HVAC systems is tested against leaks at specific intervals. The intervals between these tests vary, this will most commonly depend on the size of the system, what type of refrigerant is in the system and quantity of refrigerant is charged.

Servicing air conditioning increases the lifespan of your system. When you compare the cost of air conditioning maintenance against the cost of a new system, it makes sense to keep things serviced.

You are now legally obligated to have an Air Conditioning inspection as part of the Government EPBD (Energy Performance of Buildings Directive) these inspections are designed to improve efficiency and reduce the electrical consumption, operating costs and carbon emissions for your system.. When any maintenance is undertaken by the trained technician from AJS both cleaning and testing will take place, checking for leaks, cleaning filters, test on all switches, test the pressure and change condenser coil and making sure that health and safety recommendations and legal requirements are all met. A qualified inspector will arrange to visit site and carry out an indepth inspection of a selected number of systems. Full access will be required to the building in order to inspect the air conditioning correctly. Documentation for the systems will be inspected and where ever possible the inspection will be carried out to suit your business to avoid or keep any disruption to a minimum.

Whilst not all air conditioning systems need to assessed – Only buildings with a total cooling Kw rating of 12Kw and over have to be inspected, eg: 1 x 3.5Kw unit plus 1 x 10Kw unit (13.5Kw). It is still extremely important that employers and building managers fully understand their legal obligations in relation to air conditioning systems, failure to follow any regulations can result in both a fine and prison, as well as the closure of a business premises. Just the failure to produce certification of air conditioning inspection will result in a fixed £300 fine. AJS are able to provide full fire and smoke damper testing for already installed dampers within HVAC systems.

Fire and smoker dampers are an integral part of a HVAC system which prevent the spread of both fire and smoke through the system by shutting the device when an air temperature of 72 °c is reached, or when smoke is detected in the system. To ensure the occupants remain safe within a building and insurance remains valid regular testing and inspections are undertaken – this is a requirement set out by British Standards BS9999:2008 “Arrangements should be made for all fire dampers to be tested by a competent person on completion of installation and at regular intervals not exceeding 2 years, and to be repaired or replaced immediately if found to be faulty. Spring operated fire dampers should be tested annually and fire dampers situated in dust laden and similar atmospheres should be tested much more frequently, at periods to suit the degree of pollution.”

This was further backed by a change in law in October 2006, with the introduction of the Regulatory Reform (Fire Safety) Order 2005 – which now places the responsibility of the maintenance of the fire safety system, this includes fire dampers.

Failure to adhere to these requirements could result to up to 2 years in prison, as well as a £10,000 fine added to this a fire officer if they believe the correct measures are taken to maintain dampers are not taken can close a business. Should a fire break out it will also be difficult to claim on insurance if the correct certification is not presented when requested.

Despite being an essential part in the fire safety precaution in a building, unfortunately unlike other elements such as smoke detectors it is difficult to ascertain whether a fire damper is fit for purpose and will work, unless you have them regularly tested and maintained by a qualified technician.

The duty to comply with the Health & Safety Regulations concerning ventilation system maintenance and cleaning has been in force since January 1st 1996. Now, TR19 and BS EN 15780 have set new standards.

This is why AJS offer this essential fire safety service of a full fire & smoke damper testing and certifications with nationwide coverage. All test are carried out by fully qualified and trained technicians.

Testing will include:
  • Identify and locate each fire damper
  • Retrofit access doors if any of these are inaccessible
  • Carry out fire damper testing, cleaning and drop testing and reset each fire damper
  • Provide accurate records of fire damper testing, cleaning and drop testing, including before and after photographs of cleaning
  • Identify any problems and recommend remedial action
  • Carry out remedial work where required
  • Generally tested for Integrity (E), Insulation (I) (if required) and Reduced Leakage (S) (again, if required)
Following on from the inspection a detailed report will be made available, this will include photographic evidence of cleaning and inspection as well an inventory of all dampers tested. This will include location and damper number as well as the dampers results. If there are any failures on dampers an explanation detailing the failures and best course of action to rectify this.

AJS supply rigid spiral/circular tube for ducting in 48 different diameters, these range from 80mm all the way to 2000mm and produced in 3 meter lengths with a 1.6mm thickness. HVAC DW144 compliant, the rigid tubes are available in galavanised and stainless steel as well as aluminium to suit consumers needs and are suitable to be used in both commercial and industrial settings.

The suspension rings which are supplied by AJS are manufactured from galvanised steel and designed to support ducting. Made from two half circles which have additional flanges, which means the two halves can be bolted to form a full circle that ducting can be passed through and be safe in the knowledge that ventilation components such as flumes and ducting will be held in place securely - providing they are being attached to a solid fixture. The split rings are available in a wide range of diameters from 80mm to 1250mm, which means almost any circular component in a HVAC system will be held in place.

Angled and flat brackets or plates are galavanised steel components which offer a simple solution for building up channel and adding additional support. AJS supply a range of high quality ceiling diffusers that come in a range of shapes and sizes. Diffusers help to distribute both hot and cold air as well as extracting when connected to a HVAC system they are most often found in offices and replace a tile in a suspended ceilings, this is because they have been designed to use in open spaces and require a mounting height of between 2.6m and 4m. Diffusers are available in various different "ways" 1, 2, 3 and 4 as well as swirl and multicone option, the way is an idicator as to how many directions is distributed in.

Both the grilles and louvres can be used in either high or low air velocity applications so long as they are attached to the HVAC system via a fixed surface this can include internal and external doors, floors and doors. As they can be used on external walls they are manufactured with weather resistant properties meaning they will last much longer, from aluminium. Designed to be mounted to either walls or ceilings supply and extract exhaust valves provide an easy solution for installing and designed for smaller rooms which have a low level of air velocity and an advanced HVAC system would not be needed.
